Rohit started in Regina in 2017, on the inside of two of Canada's largest banks — CIBC, then Scotiabank. At Scotiabank he sat on the lender's side of broker deals, coordinating with underwriters and funding officers to get files closed. Most brokers never see that view. It is the reason he can usually tell, early, which lender will say yes to a particular file and which will waste three weeks before saying no.

He moved to the brokerage side in 2019 with True North Mortgage in Calgary, funding $40–45 million in residential mortgages — mostly A lending, with enough B lending to be fluent in it. In 2023 he went independent as a Mortgage Associate with Mortgage Architects.

The practice concentrates where bank branches struggle: income that does not arrive as a biweekly paycheque. Self-employed borrowers whose write-offs shrink the income a lender is willing to count. Newcomers with thin Canadian credit. Investors whose rental income each lender treats differently. Files another broker or a branch has already turned down.

What that looks like in practice is unglamorous: asking for the full document list at the start instead of the day before closing, structuring the application before it goes out, and telling a client early when the answer is going to be no — or when waiting three months would get them a materially better one.

Outside the files, Rohit lives in Calgary and works in English, Hindi and Punjabi.
