Prosper Mortgage Group, operated by Rohit Sachdeva under Mortgage Architects, is committed to protecting your personal information. This policy explains how we collect, use, disclose and safeguard information in accordance with the Personal Information Protection and Electronic Documents Act (PIPEDA) and Alberta's Personal Information Protection Act (PIPA).

As a mortgage brokerage, we handle unusually sensitive personal data — including income, employment details, credit information and, in some cases, Social Insurance Numbers. We take that responsibility seriously.

What information we collect

We collect information you provide directly, including:

• Contact details — name, phone number, email address
• Information submitted through the pre-qualification form — income, employment, property details and self-reported credit information
• Financial documents provided during the application process

Social Insurance Number

Your SIN is requested only when a credit check is required as part of a formal mortgage application. Providing your SIN is optional; however, without it a lender cannot pull your credit bureau, which may limit the products available to you. Your SIN is never stored longer than necessary to complete the transaction for which it was collected.

How we use your information

We use personal information to:

• Assess your mortgage options and identify suitable products
• Submit applications to lenders on your behalf
• Communicate with you about your file
• Meet regulatory record-keeping obligations

Who we share information with

We may disclose personal information to:

• Lenders — to submit an application for mortgage financing. This happens only with your informed consent.
• Mortgage default insurers, where insurance is required
• Mortgage Architects (our brokerage) for compliance and supervision purposes
• Service providers who assist with technology, document management or communication, under confidentiality agreements. Information you enter in the pre-qualification form is stored in a database hosted by Supabase in Canada, and a notification of your inquiry is delivered by email through Resend. Neither provider uses your information for any purpose other than providing that service to us. Because the form saves your progress as you go, answers you have already entered are stored even if you do not reach the end. We follow up about them only where you provided your contact details and consented on that step.

We do not sell or rent personal information to third parties.

Consent

We obtain your consent before collecting, using or disclosing personal information. You may withdraw consent at any time by contacting us. Withdrawing consent may limit our ability to continue providing services — for example, we cannot submit a mortgage application without your authorization to share information with a lender.

Retention

We retain personal information for as long as required by applicable regulation and for the duration of any ongoing client relationship. Once the retention period expires, information is securely destroyed or de-identified.

Safeguards

We protect personal information with physical, organizational and technological safeguards appropriate to the sensitivity of the data. Access is limited to those who need it to perform their duties. Electronic records are encrypted in transit and at rest.

Your right to access and correct

You have the right to request access to the personal information we hold about you, and to request corrections if it is inaccurate or incomplete. To make a request, contact us using the details below. We will respond within the timeframe required by applicable legislation.

Cookies and analytics

This site uses the Meta pixel, an advertising technology from Meta Platforms (Facebook and Instagram). It sets a cookie in your browser so we can measure whether our advertising works and show our ads to people who have visited before. Meta processes this information in the United States, where it may be subject to the laws of that country.

We do not send Meta your name, email address, phone number, income, credit information or anything else you enter in the pre-qualification form. When someone completes that form we tell Meta only that an enquiry happened, identified by Meta's own advertising cookie, so it can measure the result.

Two pages carry no advertising technology at all, because simply visiting them could suggest something private about your circumstances. The pixel does not load and no cookie is set on our page about mortgages after a decline, or our page for newcomers to Canada.

The site uses essential cookies to maintain functionality, and the advertising cookie described above.

You can turn the advertising cookie off. This stops both the cookie and the measurement described above, and nothing about the service you receive changes.
