The Revolving Utilization Trap: Paying On Time Is Only Half the Score
According to the Financial Consumer Agency of Canada (FCAC), how much of your available revolving credit you use is one of the largest drivers of your credit score (second only to payment history).
If you have two credit cards with $15,000 limits and carry a $13,500 balance on each, your revolving utilization is 90%. Even if you make every required minimum payment on time, credit bureaus flag high utilization as elevated risk, pulling your score down into the 600 to 650 range. Worse, when you ask your bank for a consolidation loan, that depressed score causes the bank's automated system to decline you.
Revolving Debt vs. Mortgage Installment Debt
| Factor | Maxed Revolving Cards & Lines | Consolidated Into 80% LTV Mortgage |
|---|---|---|
| Typical Interest Rate | 9.50% to 21.99% | Residential mortgage rate |
| Revolving Credit Utilization | 75% to 95%+ (depresses score) | Paid to $0 at closing (0% utilization) |
| Monthly Outflow on $45,000 | ~$1,350/month (mostly interest) | ~$245 to $280/month added to mortgage |
How We Structure a Fair-Credit or B-Lender Bridge Refinance
When a homeowner's credit score has been temporarily bruised by high utilization or a past life event, we match the file to the right tier of lender (covered on our Declined or Complex Mortgages and Debt Consolidation pages):
- 1. Prime Lenders That Look Past Utilization When Paid Out at Closing: Several prime and credit-union lenders will approve a refinance with a mid-600s score when the condition of the loan is that the lawyer pays out the revolving debts directly from closing proceeds.
- 2. 1-to-2 Year Alternative Lender Bridge (Up to 80% LTV): If your score is currently below prime thresholds (for example, 560 to 630), an alternative institutional lender can refinance up to 80% LTV on a 1-year or 2-year term to wipe out 19.99% credit cards immediately. Once your revolving utilization sits near zero and your score recovers, we transition your mortgage back to a prime A-lender at renewal.
